How It Works: Borrowers
Step 1
New Borrower Application
Start by filling out our no-commitment New Borrower Application. We’ll review your real estate experience, credit history, and financials. Unlike a traditional bank, our focus is on the strength of the deal and your ability to execute.
Step 2
Request a Loan
Once approved, you’ll move on to the Loan Request stage. You’ll submit property details, a project budget, your desired loan structure (such as a bridge or cash-out refinance), and your expected closing timeline.
Step 3
Receive a Term Sheet
We’ll review your request and issue a custom term sheet outlining your loan amount, rate, fees, down payment, and expected closing timeline. Our process is built to get you funded quickly—so you can focus on the project, not the paperwork.
Step 4
Close & Fund
Once the term sheet is accepted, we’ll finalize due diligence, prepare loan documents, and coordinate closing. Most deals fund within days—so you can move forward with confidence and speed.

Start by signing up to receive access to available deals. Once you're on the list, we’ll text and email you when a vetted opportunity makes it through our underwriting process.
Step 2
Review & Commit
When a deal fits your goals, you can review the terms and submit a simple commitment sheet to reserve your allocation.
Step 3
Fund & Sign Docs
Once committed, you’ll wire your funds and sign closing documents for that specific deal—no blind investing, no pooled capital.
Step 4
Receive Monthly Payments
You’ll begin receiving fixed monthly interest payments—typically targeting 10–12% annual returns, secured by a first-position lien on real estate.
